OVERVIEW & ROLE DESCRIPTION

The Opportunity

This well-established Building Contractor is seeking an experienced Senior Contracts Manager. The projects are multi unit mixed use of flats and commercial space with underground carpark. It’s essential the applicant has the experience of this type of project.

Reporting to the Managing partner, the Contracts Manager is responsible for managing all site-based activities to ensure that building contracts are delivered on time, to the required standards within budget, whilst maximising client satisfaction. They will be responsible for working with the Project Surveyor monthly giving all costs collated to variations on site

The Role

  • Agree job programmes with Site Managers and monitor progress. Communicate programme and subsequent changes to all affected parties.
  • Ensure timely request for and delivery of all information that is on the programme critical path.
  • Identify variations to contract that will impact on the programme and ensure programme is revised and they are recorded to accommodate them.
  • Compile reports as required, demonstrating progress against programme and budget
  • In conjunction with the Project Surveyor, monitor job costs and progress against budget. Liaise with him/her to make sure the valuations are submitted on time.
  • Work with the Project Surveyor to ensure CVR is sent with Monthly Contract Report.
  • Working with the Project Surveyor, compile, submit and negotiate agreement of the final contract account.
  • Monitor organisation and methods to ensure maximum efficiency. Ensure that an adequate workforce is available to enable completion of contracts to programme
  • Provide technical support to Site Managers, and hold progress review meetings and review labour requirements with them.
  • Liaise with sub-contracted trades to ensure good relations are maintained and our performance requirements are clearly communicated. Review sub-contractor performance on completion of contracts, giving feedback where appropriate.
  • In conjunction with the managing partner, maintain company-wide overview of sub-contract labour and trades availability to suit our programmes, avoiding over-commitment of sub-contractors.
  • Responsible for Site Manager appraisals.

 

The Person

  • A proven track record of running larger multi-unit projects with values of around £10 to £15 million in value, that are residential with an element of commercial.
  • Experience of working with a developer, together with liaising with the technical designer and QS to ensure the project is delivered to specification, on time and within budget.
  • Good communication skills, both written and spoken.
  • A working knowledge of contracts.
  • Be adept at problem solving.
  • Be able to build and maintain good working relationships with sub-contractors.
  • Have good leadership skills.
  • Have a good attention to detail.
  • Be used to hitting tight deadlines where schemes are sold off plan.
  • Be commercially aware and keep to budgets
